A Revamped Beverly Hills House Lists at $15 Million – Robb Report

When Alexi Rennalls and Sam Gnatovich of Los Angeles-based SIMO Design first set out to reimagine this 1960s Rex Lotery-designed home in Trousdale Estates, an exclusive neighborhood pocket within the city of Beverly Hills, the talented husband-and-wife duo wanted to create a place with the perfect balance of restoration and renovation.

That meant paying extra attention to original elements that had unfortunately fallen into disrepair through the years at the hands of previous owners, while at the same time accommodating today’s more modern lifestyle.

“The original concrete block and redwood siding had been painted over so many times that its tactility had been completely removed,” per Rennalls and Gnatovich , who purchased the place for $6.4 million in fall 2021. “We wanted to bring the originally significant materials back to life, and in our renovation, implement new materials that complemented and supported these.”

Now, a little over two years later, the stylish showpiece has finally popped up for sale at a smidge under $15 million—complete with an eye-catching redwood and textured concrete block exterior, paired with updated interiors punctuated throughout with Belgian oak hardwood floors, bronze fixtures, designer lighting and soaring ceilings accented with Lotery’s trademark clerestory windows

Nestled behind gates and towering hedges, on a half-acre parcel fronted by a spacious motorcourt fashioned from hand-cut granite cobblestone, the three-story home was originally commissioned by real estate developer Paul Trousdale way back in ’65, and features four bedrooms and five baths in 4,200 square feet of living space accessed via a landscaped flagstone atrium sporting a water feature.

Additional highlights include a wet bar-equipped living room featuring the original stone fireplace, plus a formal dining room that flows to a chic wood-paneled kitchen outfitted with Breccia marble countertops, a waterfall island with an integrated sink, top-tier Viking appliances and an accompanying breakfast nook with sliding glass doors opening to the backyard.

Secluded by itself upstairs is a sumptuous master retreat that comes complete with a separate lounge area, ample closet space, and a luxe marble-clad bath with dual vanities, a dressing area and built-in soaking tub; and outdoors, the picturesque grounds are dotted with coral trees, and hold a freeform pool and spa, fire-pit, and several spots ideally suited to al fresco lounging and entertaining. There’s also covered parking for up to two vehicles.

The listing is held by Justin P. Huchel and Drew Fenton of Carolwood Estates.
